The agent has placed on MLS but that's it. The corporate department of my franchise, sent a buyer my way, my agent be VERY difficult for me to get a hold of (bad w/returning call and email) so the buyer never spoke with the agent, the buyer spoke next to me, the seller. I did adjectives the negotiations and my agent WAS NOT the procurring bring of the impending sale. Can I invalidate the contract with my agent or is he still entitled to a commission?

Answers:
I would reach a deal to the agents boss. I am assuming he is part of an department and not a fly by night on his own agent.

Getting the agents boss on his butt may be the kicj surrounded by the pants he requirements.
Unfortunately, if you signed a listing contract next to him that said he gets a commission if the franchise is sold during the time of the information bank, you owe it to him even though he did nothing to earn it.
